LRI provides specialized services in fire protection and building code consulting. We can start working with you through the preliminary concept design stage through construction, to final system verification and building occupancy. It doesn't matter if we are talking about a new building, an existing building or a building in the midst of a renovation, we do it all.

Services

Our code consulting group provides Canada's most innovative Building and Fire Code consulting for every type of structure and occupancy. Let us help you with your next project. Some of our specific services are:

Building Inspection: LRI inspects buildings to determine compliance with codes and standards, fire hazards and security risks. Such inspections are often part of a building condition assessment or due diligence audit.

DRAWING REVIEW: LRI reviews drawings and specifications at the concept design, preliminary design and design development stages and during working drawing preparations for compliance with codes and standards.

FIRE PROTECTION PROGRAMS: This includes the development of fire protection concepts (architectural, structural, mechanical, electrical, smoke management) that comply with applicable codes for the size and occupancy of the building.

Alternative Solutions/Equivalencies: Where compliance with building codes is not practical, LRI develops alternative fire protection measures that provide the level of safety intended by the Building Codes.

NEGOTIATIONS: LRI staff prepares and conducts negotiations with the Authorities Having Jurisdiction for the acceptance of building designs and system designs for building permit issuance. Where appeals are necessary, LRI prepares the required documentation and represents the client at appeal hearings.

BUILDING CODE SUMMARY DRAWINGS: LRI prepares drawings summarizing the applicable Building Code information necessary for expedient review and issuance of building permits by the Authority Having Jurisdiction. Such information includes occupancy classifications, fire separations, exit calculations, and spatial separation analysis.

PEDESTRIAN MOVEMENT: LRI conducts studies that include the analysis of people movement in and around buildings, walkways, seating areas and shopping concourses.

LIFE SAFETY STUDIES: Did you know that in the Province of Ontario assembly buildings, rooming, boarding and lodging houses, health care facilities, and residential buildings are all required to comply with Part 9 “Retrofit” of the Ontario Fire Code? Where strict compliance is not practical, LRI will work with you to prepare a Life Safety Study, as permitted by regulations, to achieve compliance in a a safe, alternative way.

EXPERT WITNESS SERVICES: LRI provides expert witness services to assist with legal claims and in support of potential litigation. The areas of expertise include; compliance with Building and Fire Codes and fire protection systems designs and installations. These services support claims that may include; construction disputes, damage from fire, performance during a fire and personal injuries, (such as falls), arising from Code noncompliance.

FIRE CODE AUDITS: LRI conducts audits of existing facilities to ensure compliance with applicable fire safety regulations. If you have been issued an Order to Comply, LRI can help you achieve compliance or develop an alternative fire safety approach that is safe, acceptable to the authorities and cost effective.

COMPUTER MODELING: We use the latest in fire modeling programs to analyze the effects of fire and smoke on a given design. Fire models can be used to evaluate key fire protection and life safety parameters of a building. Some of the most common ways we use fire modeling include tenability studies, failure analysis, and the evaluation of smoke management, fire alarm, and sprinkler systems.

INDUSTRIAL FIRE HAZARD ANALYSIS: LRI conducts reviews of existing or proposed facilities to identify significant fire hazards and exposures and to evaluate methods to mitigate and prevent fire or explosion events. Services are conducted utilizing Fire Codes and applicable NFPA standards to justify alternative design approaches for facilities; such as those having laboratories, explosion protection systems and flammable liquid processing or combustible dust production operations, for example. Services are also conducted to comply with governing regulations, such as NFPA 801 for facilities handling radioactive materials.

Our Life Safety Services Team addresses the human element of fire safety.

FIRE SAFETY PLANS: Our experienced team will develop specific instructions for supervisory personnel, emergency procedures for occupants, a summary of fire protection systems and a maintenance schedule for fire protection equipment. Our team will then help guide you through the approval process with your local fire department.

FIRE SAFETY TRAINING: The Fire Code requires that supervisory personnel responsible for fire safety be properly trained. LRI will develop fire safety training programs tailored to the unique requirements of your property. Training programs include fire warden training, emergency response and recovery, fire code compliance and inspections and emergency management.

LIFE SAFETY SYSTEMS LOGBOOK: No one likes to do maintenance but the Fire Code requires us to maintain our systems. Let LRI help ease the burden with a Life Safety Systems Logbook. LRI will prepare a customized life safety systems manual to satisfy the requirements of the Ontario Fire Code and provide you with peace of mind. These manuals include maintenance procedures, schedules and record keeping forms and charts specific to your building and your needs.

PRE-FIRE AND EMERGENCY PLANS: Large complexes and buildings with unique fire risks require comprehensive plans for use by emergency responders. The pre- plans include vital information regarding building systems, equipment and hazard locations that are beneficial to emergency response personnel.

LRI provides design and contract administration services, audits and evaluations of fire protection systems including fire alarm, sprinkler, standpipe, and special suppression systems.

ALARM SYSTEM DESIGN: LRI has a special expertise in the retrofit of fire alarm systems in existing buildings. We can manage a safe and efficient retrofit with minimal intrusion on building operations and occupants. Our talented team will provide an assessment of your existing system. We can follow through, if necessary, with system design, drawing preparation and specifications for supply and implementation. Services can include complete project management including construction site review, contractor meetings, payment schedules and approval, meeting with authorities and final acceptance testing.

FIRE SUPPRESSION SYSTEMS DESIGN: Our talented team will provide an assessment of your needs for sprinkler standpipe or special hazard protection. We can follow through with system design, drawing preparation and specifications for supply and implementation. We can provide complete project management services including construction site review, contractor meetings, payment schedules and approval, meeting with authorities and final acceptance testing.
